Proposed Legislation
The legislation does 5 things:
- New measurement of height: from the existing grade at the center of house facing street TO the midpoint of the roof. (This reduces height some, but not as much as DeKalb’s ordinance. Allows for a height “bonus” if you have more than one roof line.)
- Allows for averaging of front yard setbacks, so that houses line up better on the street.
- Has retaining walls back from the setback line (to help with the problem of houses being put on “platforms” at the setback line)
- Provides for some evergreen screening to buffer between the new Infill house and the adjacent residence.
- Topographical information required before obtaining a grading permit (to help with the situation of bringing in truckloads of dirt and changing the grade)
That’s all. There are several pages of “legalese” which merely adds the term “Residential Infill” to each of the existing Residential Zoning Districts, i.e. R1, R-2, etc. There are also several illustrations that show what the proposed regulations would do.
